The Homeowners Association
at New Seabury

The Peninsula Council (PC) is the Homeowners Association for the 29 Villages of New Seabury. Its goal is to maintain the look and feel of the New Seabury community. To cover the cost of its activities, homeowners receive an annual bill that includes the following:

First, each homeowner pays an annual maintenance fee to the Village where they reside. This fee funds the operation of that Village. The annual fee varies depending on the number of homes in the Village and the extent of expenditures incurred. The amount of the Village maintenance fee is determined by the Village’s Board of Directors. In those Villages where the Peninsula Council (PC) acts as the Village property manager, the invoice will come from the PC. For all other Villages the invoice will come directly from that Village’s property management firm.

Second, homeowners in all Villages (except Sandalwood and Little Neck Bay) receive an annual charge for Common Area Maintenance and Infrastructure (CAMI). The Peninsula Council sends this invoice as it has the responsibility for maintaining the common areas of New Seabury. New Seabury Club maintains the club’s facilities and grounds (Clubhouse, golf courses, athletic center, restaurants, beach, etc.) Everything else in New Seabury is the responsibility of the PC. This includes: all major roads and drains, walking trails, landscaping and flowers, tree trimming, signage, lighting, seasonal decorations, fencing, road striping, etc. (Note: Sandalwood and Little Neck, which are not within the main New Seabury campus, have similar funds to maintain their roads and common areas.)

Third, each homeowner within the main New Seabury campus is billed a small annual administrative fee (PC Administrative and Operations). These fees support the office staff who receive communications from over 2,000 homeowners, distribute and collect the annual invoicing, manage accounts payable and provide administrative support to Village Chairs, they pay the office rent, utilities and related operating costs. These fees also pay for editing, production and distribution of the Peninsula Reporter, our quarterly publication that is a great source of news and information for our residents.

Funding for ARC comes from two sources:

  • The fees paid by homeowners when they undertake a construction project on the exterior of their home or major landscaping changes.
  • Fees collected when real estate transfers occur and the PC provides certification that the seller has met all financial obligations to their Village and the PC.
